Key Definitions

Carpet Area

Net usable floor area. Excludes external walls, service shafts, and exclusive balconies.

Built-Up Area

Carpet area + wall thickness + exclusive balconies. Typically 10-15% more than carpet.

Understanding Loading Factor

The Loading Factor is the multiplier applied to the Carpet Area to determine the Saleable (Super Built-up) Area.

How to Measure Carpet Area

Verify if you are getting the space you paid for by calculating RERA Carpet Area yourself.

Clear the Room

Ideally, measure an empty room. If furnished, measure along the walls at floor level.

Measure Net Dimensions

Measure the length and width of the room from inner wall to inner wall. Do not include thickness of walls.

Calculate Room Area

Multiply Length x Width for each room (Bedroom, Hall, Kitchen, Bathrooms).

Exclude Non-Net Areas

Exclude balconies, utility areas, flower beds, and terraces unless they are enclosed and part of the main structure (check RERA rules).

Sum it Up

Add the areas of all rooms + internal partition walls (if included in definition) to get total Carpet Area.

What is RERA Carpet Area?

As per RERA 2016, Carpet Area is the "net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment".

Is balcony included in Carpet Area?

No. RERA specifically excludes "exclusive balcony or verandah area" from the definition of Carpet Area. These are usually charged separately or part of the specific usable area, but not the RERA Carpet Area.

How do I check if my developer is cheating on area?

Measure the internal dimensions (wall-to-wall) of each room. Sum them up. Compare this "Actual Carpet Area" with the "RERA Carpet Area" quoted. A variance of +/- 3% is sometimes permissible, but anything larger is a red flag.
