Technical FAQ & Regulatory Compliance

1
How do I calculate RERA registration fees?

Each state RERA (MahaRERA, TNRERA, etc.) has its own fee slab. Usually, it ranges from ₹10 to ₹100 per sq.m of plot area and/or built-up area. For residential units, it can be capped at ₹5 Lakh to ₹10 Lakh per project.

2
What is the "Loading" allowed under RERA?

RERA doesn't "allow" loading; it forces builders to quote on Carpet Area. The difference between the sale price and the carpet area is implicitly the loading, but it must be transparently disclosed in the agreement.

3
What happens if a project is not RERA registered?

If a project is eligible but not registered, the developer cannot advertise, book, or sell any property. This can lead to a penalty up to 10% of the estimated cost of the project.
